Escalante Golf Announces Construction of New Luxury Homes at Black Diamond Ranch

Four Turnkey Residences Debut in Crosswater Village Highlighting Company’s  Continued Investment in One of Florida’s Premier Private Club Communities

(FORT WORTH, Texas) – Escalante Golf – a boutique owner and operator of luxury golf properties across 17 states – announces a limited release of four newly constructed luxury residences at Black Diamond Ranch in Lecanto, Florida.

The turnkey homes are located in the Club’s Crosswater Village and part of a highly selective residential release rather than a broad new construction initiative. The release will feature one each of three home designs – The Cypress, The Longleaf and The Magnolia – with a fourth design currently in development. All homes are in construction or pre-construction phases and expected to be move-in ready by Spring 2027.

Priced from approximately $1.4 million to $1.5 million, the residences are designed to provide buyers with the benefits of new construction without the time, uncertainty and complexity typically associated with a fully custom build.

“This release is about creating an even deeper connection to the Black Diamond Ranch lifestyle,” said David McDonald, President & Partner at Escalante Golf. “Crosswater Village places residents within walking distance of the clubhouse and directly alongside two of Tom Fazio’s golf courses, allowing them to immerse themselves in the game and the club experience every day. As we continue investing in Black Diamond Ranch, including the recent transformation of the Ranch Course, these homes represent an opportunity to become part of a vibrant golf community at a particularly exciting moment in its evolution.”

The homes occupy one of the most desirable settings within the Club. Residents will be near dining venues, practice facilities and member amenities, making it possible to enjoy the full club experience without relying on a car or golf cart. Crosswater Village is uniquely positioned between the Highlands nine-hole course and a portion of the back nine of the recently renovated Ranch Course.

The release comes at a particularly significant moment for Black Diamond Ranch following the December 2024 reopening of the Ranch Course after an extensive renovation led by golf course architect Tripp Davis.

The renovation was part of a broader $15 million reinvestment across the property by Escalante Golf, including enhancements throughout the Club and the addition of new member accommodations. The project further strengthened Black Diamond Ranch’s reputation as one of the most distinctive golf destinations in the United States, with its 1,320 acres of rolling terrain and ancient oak hammocks. The reimagined Ranch Course now complements the Club’s celebrated Quarry Course – its dramatic limestone canyons and elevation changes make it one of the most recognized private golf experiences in America.

Designed and built in-house by Black Diamond Development, each residence reflects a timeless Florida architectural style centered on indoor-outdoor living. All homes feature three bedrooms and three-and-a-half bathrooms and will be delivered fully landscaped and move-in ready.

The Cypress offers an airy, open-concept layout centered around an expansive rear porch, with vaulted ceilings throughout the primary living spaces and study. The Longleaf embraces a classic Florida farmhouse aesthetic with a welcoming wraparound porch and separate screened outdoor living area. The Magnolia introduces a distinctive Mediterranean influence, featuring elegant exterior detailing and light-filled interiors designed for both entertaining and everyday living.

Across all three designs, homeowners will enjoy open-concept floor plans, vaulted ceilings, hardwood flooring, quartz countertops, custom cabinetry, porcelain bathroom tile, fireplaces, screened porches, generous windows and expansive outdoor living spaces that embrace year-round Florida living.

While each home is being delivered as a turnkey residence with furnishings, fixtures and finishes selected by the development’s design team, buyers may have the opportunity to personalize select elements – including lighting, tile, plumbing fixtures and appliances – depending on the stage of construction at the time of purchase.

Ownership at Black Diamond Ranch provides access to 49 holes of Tom Fazio golf – the nationally acclaimed Quarry Course, the newly renovated Ranch Course, the nine-hole Highlands course and the four-hole Diamond Dunes short course. Together, the four layouts offer a depth and variety of golf unavailable at any other private club in Florida.

Beyond golf, members enjoy elevated dining, an active social calendar and a welcoming club culture in a setting just minutes from Crystal River and the Gulf Coast.

Apes Hill Barbados Garners Two Luxury Lifestyle Awards

Caribbean Property Cited as Best Real Estate Developer and Best Sustainable Residential Development

(RELEASE) – Apes Hill Barbados, the spectacular, new golf resort and real-estate community, today announces that it has received two honors from Luxury Lifestyle Awards – Best Luxury Real Estate Developer in Barbados and Best Luxury Sustainable Residential Development.

The awards are “in recognition of the outstanding work done by Apes Hill Barbados to develop a golf resort and community of immense beauty and commitment to sustainable living in the island.”

Luxury Lifestyle Awards is a global award recognizing the best luxury places, goods, and services globally. Luxury Lifestyle Awards has evaluated more than 10,000 entities in 400 categories from 60 countries and analyzed the results to glean the world’s finest luxury places and things.

“These awards are immensely important and deeply appreciated because environmental and sustainability best practices are essential to Apes Hill Barbados,” said Sunil Chatrani, Executive Chairman, Apes Hill Barbados. “We’ve taken great care to design a living experience that is of premium quality for individuals, couples and families looking for a setting that helps them prioritize the important things in life: family, friendships, health, and connection to nature. That is what life at Apes Hill Barbados is all about.”

Apes Hill Barbados is a 475-acre property of incredible elegance located in the Parish of Saint James on the west coast of the culturally vibrant and historically rich Barbados. The island is famed for its history, beauty, designer shops and world class restaurants. It also boasts some of the best golf courses in the Caribbean, with Apes Hill rating No. 5 in the Caribbean, Mexico, Costa Rica, and the Atlantic Islands (Source: Golfweek’s “Best You Can Play”).

Sustainability is at the forefront of the resort’s long-term DNA – designed to make it the most environmentally responsible golf course and development in the Caribbean. Underscoring this mandate is Apes Hill Barbados’ work with Audubon International, the non-profit organization that helps places employ environmental best practices and protect the areas where people live, work, and play.

Golf fairways and tees have been re-laid using the more drought tolerant Zoysia Zorro grass and the greens with TifEagle. The resistance of these grasses to insects also further reduces the reliance on fertilization and use of pesticides, with a view to Apes Hill Barbados eventually becoming chemical-free.

Apes Hill Barbados is owned by Apes Hill (Barbados) Inc., a Barbadian company whose primary shareholder is Glenn J. Chamandy, a Canadian investor, founder, and CEO of leading clothing brand Gildan Activewear. Chamandy purchased the property in 2019 and embarked on an ambitious project to redefine golfing and estate living on the Caribbean Island.

Apes Hill Barbados has a uniquely laid back and tranquil atmosphere that provides the perfect setting for inspired living at a pace of ease. There are several residential options available, including The Hilltop Residences, which are contemporary single-story golf course homes overlooking the par-3 course and 19th hole all while offering westerly vistas. Other options include three-bedroom Courtyard Villas and detached homes in Seaview Ridge that enjoy uninterrupted views and overlook the first fairway.

Amenities at Apes Hill Barbados will include a wellness centre, several kilometers of enchanting nature trails, flood-lit Padel courts, TigerTurf tennis courts, spa, dining, and bespoke outdoor and well-being activities as well as a dedicated concierge service, among other top-class amenities. Apes Hill Barbados’ golfing credentials are just as impressive – the 18-hole championship golf course was designed by the legendary Ron Kirby and opened for play in November 2022, and the state-of-the-art Golf Performance Centre debuted last month.

Apes Hill Barbados is also home to a developing range of accommodation options, with a portfolio of stunning real estate on site alongside golf vacation properties set to allow guests to stay and play from later this year.

Champion Hills Swings into 2021 Golf Season with New Membership Offerings, Luxury Home Ownership Opportunities

(HENDERSONVILLE, N.C.)
– Champion Hills, home of Tom Fazio’s seminal “Mountain Masterpiece,” is swinging into 2021 with new membership offerings and luxury home ownership opportunities, responding to a surge in relocations to the breathtaking Blue Ridge Mountains of Western North Carolina.

A year-round golf community and club, Champion Hills is ideally situated 45 minutes south of the craft beer capital and cultural center of Asheville and an hour north of award-winning Greenville, S.C. Downtown Hendersonville, a charming main street town with shops and restaurants, is only a few minutes away.

“With majestic mountains, pristine lakes and vibrant towns, Western North Carolina continues to be a top relocation destination for retirees, second-home owners and those of all ages looking for a mild four-season climate with a low cost of living,” says Champion Hills General Manager and Chief Operating Officer Dana Schultz. “Our membership plans have been enhanced and expanded to meet this demographic shift.”

Membership Plans

Earlier this year, the club announced its new Equity 55, a full golf membership designed for those age 55 and under. The $40,000 initiation fee is divided into four equal payments over four years, dues and replacement reserve fund contributions are reduced by 50% and the club’s $800 annual food and beverage minimum is prorated for new members.

Coming off a record sales year, Champion Hills’ newly enhanced National Membership is for those who don’t own property in Henderson County but want to enjoy all the privileges, social activities and friendly competition that come with belonging to a premier private golf club. The initiation fee is $5,500 and monthly dues are $265 with 30 rounds of golf included before incurring a guest fee.

The Annual Explorer is a 12-month trial membership showcasing the complete Champion Hills experience. The Initiation fee is $3,500, which can be applied to any membership at the end of the year, and monthly dues are $955. It’s ideal for those who want to immerse themselves in club life before selecting their long-term membership plan.

Champion Hills’ flagship offering is the Full Equity Golf Membership, which in addition to full access to all club activities and amenities includes both vertical family and Troon Privé benefits. One of the most valuable benefits a club can offer, vertical family membership enables a members’ parents, children and grandchildren to experience all aspects of the club, unaccompanied, regardless of age.

Member-owned and managed by Troon, Champion Hills’ Full Equity Golf members enjoy entree to 100+ Troon Privé golf courses, preferred rates at more than 150 Troon Golf resort and daily fee locations, enjoyment of amenities at participating private clubs and preferred benefits at participating Cliff Drysdale Tennis clubs and resorts.

The Community

Champion Hills boasts a broad array of residential options – luxury homes, low maintenance cottages, lock-and-leave villas and a limited number of building lots – suiting a wide variety of buyers. With the U.S. housing supply near a two-decade low, buyers appreciate being able to source a move-in ready home that checks all the boxes.

With a diverse mix of resale homes, buyers can also find the mix of floorplans, finishes and outdoor amenities they seek. If not, money saved by going with an existing resale can be invested in renovations and upgrades. On the other hand, those retaining their current residence have ample time to engage a builder for a custom-built home.

New residents are often pleasantly surprised by how much home they can afford in one of Western North Carolina’s most exclusive mountain communities. Building lots typically range from .5 up to 1.5 acres, with prices from $50,000 to $300,000. Move-in ready luxury residences range from $500,000 to $3 million featuring golf course, mountain and wooded views.

The Golf Course

Fazio’s former home course and club, and the legendary golf course architect devised a brilliant routing at Champion Hills, wending through heavily forested hills, deep ravines and cool mountain streams in a scenic Blue Ridge Mountain setting. He and his team of shapers pulled ridges into valleys and filled hollows to create “playing platforms” providing golfers with level lies amid 350-feet of elevation change.

The course recently moved up six spots on Golfweek's list of the “Best Residential Golf Courses,” and additional enhancements are planned through 2021 to further elevate its playability. Of note, Champion Hills is one of the few golf courses in the Carolinas to feature five sets of tees rated for women, responding to the growth in this player segment.

Golf Life Navigators Enters Real Estate Market with Addition of PJ Smith

(NAPLES, Fla.) – Golf Life Navigators (GLN) – the world’s only virtual marketplace for consumer-to-club connections – announces noted real estate expert PJ Smith is joining its executive team as broker of record.

Boasting remarkable credentials in the real estate and digital marketing sectors, Smith has over 20 years experience both in private business ownership and real estate investing. In addition to being a realtor and licensed broker, Smith currently owns Cyber Digital Marketing Agency. She also co-founded Smartview Imaging LLC and Digital Motion X-Ray (DMX) Clinic in Florida, and worked for the State of Minnesota.

In her new position with Golf Life Navigators, Smith will be responsible for building the real estate industry’s first team of “Golf Certified Real Estate Agents,” which will specialize in understanding typical golf operations, connecting with local membership directors and building an inventory of market data for consumers to leverage during the decision process. Smith will create and lead teams of golf certified real estate agents across the country in Sun Belt markets populated with multiple club communities.

An avid golfer who has played many of the world’s best courses, Smith has won 10 private club championships and was an executive in the Minnesota Women’s Golf Association. She also attended a rules training seminar at the United States Golf Association headquarters in New Jersey.

“Leadership is so key to any successful business and Golf Life Navigators has very talented executives who know the golf lifestyle and real estate markets, as well as having proprietary data for those respective industries,” says Smith. “While doing my research and learning more about the company, I knew it would be a perfect fit.”

Research conducted by Golf Life Navigators showed that 76% of consumers plan to combine their search of club and home. These findings emphasize the need for golf certified real estate agents who work on behalf of the consumer to fine-tune the search and lay the path to a seamless transition process.

“We are ecstatic to have PJ join us and pioneer the industry’s original team of golf-centric real estate agents.” adds Jason Becker, CEO of Golf Life Navigators. “Over the past three years, we have seen a growing trend of consumers wanting to combine a search for both a golf club and home in the Sun Belt,” Becker adds, “In some cases, filtering the club communities is just the first step for consumers. A deep dive into the real estate available within a consumer’s search results can really expedite the process. One team, working on behalf of the consumer to help find their ideal club and home.”

A month ago, GLN disclosed intriguing real estate statistics on new home construction highlighted by a continued appeal to live within a golf community or near a private club. The desire for new construction by consumers in the marketplace rose 150% in 2019. For resale buyers, 57% prefer to live within a gated golf community, and their median budget increased to $510,000.

Also, statistics show demand for non-resident memberships increased almost 8% in the past two years; thus, 65% of clubs report they now have a non-resident membership option, which gives consumers the chance to build in a non-golf community and become a non-resident member.

In September, GLN also released its new consumer buying trends report showcasing industry defining data for golf communities and the private club sector. Among the key highlights of this compelling report: 94% of buyers indicate the practice facility is the top-ranked amenity within the golf operation; 46% of buyers indicate a preference to live outside the gates of golf communities, a 4% uptick since 2018; and women value the private club investment aspect as five times more important than the men surveyed.

Based in South Florida with an active presence across the U.S., GLN showcases “best-matched” potential members with golf and country club options in Florida, Arizona, North Carolina, South Carolina, Virginia, California, Texas and Georgia. GLN’s real estate experts, Golf Life Properties, identify primary and secondary residences in golf and non-golf communities.

GLN’s next generation of its marketplace provides unprecedented flexibility and access to its platform for clubs seeking exposure and connection with highly qualified prospective members. The updated GLN marketplace now features three levels of participation to provide clubs with an experience tailored to their membership recruitment needs: Marketplace Entry and Marketplace Link. Marketplace Pro will be GLN’s premier level offering clubs a series of data and analytics programming.

Its proprietary Membership Sales Solutions program assists private clubs in automating their existing sales systems, improving salesperson performance, as well as devising and systemizing personally tailored visits for prospective members. The unique and forward-looking program is a sales system with many aspects that, if desired, can be implemented, customized and fully functional within 24 hours.

Other prominent features of the Membership Sales Solutions Program include social media and digital marketing, website evaluation and recommendations, as well as executive candidate searches and prospect experience audits. The unique “Prospect Experience Audits” act as a “secret shopper” highlighting aspects where clubs both thrive and need improvement in turning tours into members.

Golf Life Navigators Releases Compelling Real Estate Data

Desire for New Consumer Home Builds Rises Significantly

(NAPLES, Fla.) — Golf Life Navigators (GLN) – the world’s only virtual marketplace for consumer-to-club connections – just released intriguing real estate statistics on new home construction highlighted by a continued desire to live within a golf community or near a private club.

The valuable industry data results from more than 21,500 prospective private club members completing GLN’s innovative ProGuide3, which focuses on real estate criteria, golf, offered amenities and lifestyle by identifying and “matching” over 450 private clubs and communities across the Sun Belt.

Among the key highlights of GLN’s “New Construction Trends Report”:
- The desire for new construction by consumers in the marketplace rose 150% in 2019.
- The average timeframe for new home transition is 13 months, while the average age of GLN’s real estate buyers is 58.
- 57% of these buyers would like to live within a gated golf community, 95% would also like a full golf membership.
- Among the ideal desires of prospective buyers is a single-family home ranging from 2,000-3,000 square feet with an average price point of $550,000.

- 65% of clubs report they now have a non-resident membership option, which gives consumers the chance to build in a non-golf community and become a non-resident member. This is a 15% increase in the past three years.

“Customers are no longer looking for the huge two-story mega mansions, preferring instead homes and lifestyles promoting wellness, healthy living, kid-friendly as well as offering casual resort-style options,” says Jason Becker, CEO of GLN. “New residential developments that continue to sprout up, especially in the South, are amenity-rich while catering to healthy living, innovative social events that foster friendships and a sense of community, kid-friendly fun areas, exercise options for all levels of fitness and dog parks for pet lovers.”

Becker added, “Non-resident golf memberships are also gaining interest and provide communities with opportunities for buyers to have a fabulous golf experience and live outside the development if desired.”

In September, GLN released its new consumer buying trends report showcasing industry defining data for golf communities and the private club sector. Desert Mountain Sets the Trend with Diversity of Home Product, Membership

Younger Members Seek Active, Secure Lifestyle in Upscale Arizona Community

(Scottsdale, Ariz.) – There’s change in the air at Desert Mountain this fall, where an increase in new members and real estate sales exhibits a downward trend – a youth movement.

Entering fourth quarter 2019 there are a record number of homes under construction, while resales are robust. The 7,600-square-foot “Hidden Canyon Retreat” at Desert Mountain was recently sold by Tami Henderson of Russ Lyon Sotheby’s Realty international for $9.3 million, the highest overall priced home in the community this year.  The buyers, both under 50, were attracted by the community’s active lifestyle, abundance of activities options, and welcoming, inclusive environment.

“People are staying active longer and want to find communities where they can remain physically fit and engaged long into adulthood,” Henderson observed. “Yes, Desert Mountain offers exceptional golf, but it's the additional amenities, such as the many dining options, the expansive Sonoran Fitness Center and Spa, miles of hiking trails, racquet sports and other recreational pursuits, that set it apart.”

Already this year, Desert Mountain has surpassed their all-time record for custom home sales volume, nearing $200 million year-to-date. In the past six months, the community has welcomed 90 new members, with 85% of membership sales tied to home purchases. Incoming members and home buyers have come from within Arizona, throughout the West Coast, and the Midwest, including a large contingent from Illinois, Minnesota, and Wisconsin.

According to Nicole Forbes, Director of Membership Sales, the perception of Desert Mountain as retirement community is no longer valid. “More than 500 of our members are under 55,” she explained, “and are a combination of families and empty nesters.”

Many of these new members are taking advantage of opportunities such as the Junior Legacy membership. As a result, the average age at Desert Mountain keeps getting younger: The average age of new members is 55, many with children. In fact, Desert Mountain launched a “double nickel” club that offers fun, social activities for parents (cocktail parties, bocce ball), along with concurrent children’s programs, bringing younger, family-centric members to meet one another, while their children bond, too.

Not only are the ages lower at Desert Mountain, so are the temperatures, which average 5-10 degrees cooler than downtown Phoenix and even Scottsdale. As the Valley of the Sun has expanded, it has grown toward Desert Mountain. Pima and 101 are only 15 minutes away, and the community is minutes from grocery stores, retail complexes, and medical offices.

“We’re finding more people looking for a place to get away from the hustle and bustle. They’re seeking a community with a vacation environment that can become their primary home,” Forbes added. “People are buying a lifestyle and with Desert Mountain’s full slate of amenities, they’re finding an ideal fit.”

The options for different types of homes was enhanced with the recently unveiled Seven Desert Mountain residential enclave. Brand new models are now open. Distinctive home designs are available from three select luxury builders: Cullum Homes, Camelot Homes and Family Development. Each home incorporates the highest level of craftsmanship, energy-efficient building methods, and “smart home” technology. Ranging from 2,300-to 6,500-square-foot residences, options include single-story and two-story floor plans, two to four bedrooms, and 2.5 to 4.5 baths, priced from $1.4 to $5 million. All but three of the homesites sit directly on the engaging new 18-hole, par-54 championship golf course, aptly named No. 7 at Desert Mountain.

Another draw has been the recent planting of new turf on four of Desert Mountain’s six Jack Nicklaus Signature Courses—grass that allows year-round play no matter the weather conditions. Golf Life Navigators Introduces ‘Membership Sales Solutions’ Driven by Proprietary Consumer Data

(NAPLES, Fla.) – Golf Life Navigators (GLN) – the world’s only virtual marketplace for consumer-to-club connections – unveils its innovative Membership Sales Solutions Program vastly improving sales performance at private clubs through its use of proprietary ProGuide3 golf lifestyle questionnaire consumer data in crafting property specific sales systems and follow-up processes.

The unique and forward-looking program is a sales system with many aspects that, if desired, can be implemented, customized and fully functional within 24 hours. The program assists private clubs in automating their existing sales systems, improving salesperson performance, as well as devising and systemizing personally tailored visits for prospective members.

“The private club industry sales process is evolving from relying on referrals to needing a professional marketing and sales department,” says Tim Rowe, GLN’s general manager and director of sales. “Our consumer data gathered through our ProGuide3 Golf Lifestyle Questionnaire informs our membership sales solutions helping private clubs create positive and memorable prospect visit experiences, which result in increased memberships and revenue.”

A month ago, GLN released its new consumer buying trends report showcasing industry defining data for golf communities and the private club sector.

Golf Life Navigators Releases Compelling Consumer Buying Trends Report

(NAPLES, Fla.) – Golf Life Navigators (GLN) – the world’s only virtual marketplace for consumer-to-club connections – released its compelling new consumer buying trends report showcasing industry defining data for golf communities and the private club sector.

Currently, more than 21,500 prospective private club members have completed GLN’s innovative ProGuide3, which focuses on golf, offered amenities, lifestyle and real estate criteria for identifying and “matching” over 450 private clubs and communities across the Sun Belt.

Among the key highlights of GLN’s Consumer Buying Trends Report are:
- 94% of buyers indicate the practice facility is the top-ranked amenity within the golf operation.
- 46% of buyers indicate a preference to live outside the gates of golf communities, a 4% uptick since 2018.
- Women value the investment into the club five times more important than men.
- Prospective golf members are looking for more than golf. Trends show a friendly culture, the local weather and beauty of landscaping all rank higher than the golf operation in 2019.

“Our invaluable data provides an incredible resource for one of the most important decisions in a person’s life, especially when considering all the aspects of finding the ideal private club membership and perhaps a real estate investment as well,” says Jason Becker, CEO of Golf Life Navigators. “For so long, this type of information was unavailable for both consumers and private clubs, but the rich treasure trove of data developed from our unique ProGuide3 takes the guesswork out of this crucial decision making process.”

Earlier this year, GLN partnered with Golf Channel’s Golf Advisor and launched an ad campaign that brought awareness to the ProGuide3 algorithm and club matching platform. The ads featured GOLF Channel’s new lifestyle correspondent, Kira Kazantsev, and allowed GOLF Channel viewers across the nation to learn about the many benefits of GLN’s matching platforms.

GLN also recently unveiled the next generation of its marketplace, which offers unprecedented flexibility and access to its platform for clubs seeking exposure and connection with highly qualified prospective members. The updated GLN marketplace now features three levels of participation to provide clubs with an experience tailored to their membership recruitment needs: Marketplace Entry and Marketplace Link. Cordillera Ranch Introduces The Lodges at Cordillera Ranch

Luxurious Overnight Accommodations Situated on Jack Nicklaus Signature Golf Course
for Members, Their Guests

(BOERNE, Texas) – Cordillera Ranch – the premier luxury community in the scenic Texas Hill Country – unveils The Lodges at Cordillera Ranch, upscale accommodations for members and their guests.

Situated on the third hole of the community’s Jack Nicklaus Signature Golf Course and a short golf cart ride from its award-winning clubhouse, The Lodges focus on luxury, comfort and relaxation. The first building, which opened on August 20, features six rooms consisting of four Deluxe Suites and two Deluxe Rooms. The second building, scheduled to open later this year, will boast four Deluxe Rooms and a common area that overlooks the third hole.

Each Deluxe Suite and Deluxe Room is furnished with a king bed, complimentary Wi-Fi, standing shower, personal care products and the club’s premium collection of bedding and linens. Both also provide members and their guests with a private patio and complimentary golf cart, and the Deluxe Suite features a living room with a sleeper sofa.

“We are delighted to open The Lodges at Cordillera Ranch and provide our members, their guests, as well as guests of the club and our real estate team overnight accommodations that rival lodging at upscale resorts,” says Charlie Hill, President and Chief Operating Officer for DH Investments, developer of Cordillera Ranch. “The Lodges allow our guests to fully embrace our remarkable amenities and captivating natural setting – the relaxing evenings next to a fire pit while gazing at the starry sky, the morning sunrises across the Guadalupe River Valley and hill tops, and the wildlife peacefully traversing through the property.”

Cordillera Ranch’s consistent growth and stability has unquestionably instilled buyer confidence, as real estate sales in the community continue to flourish in 2019. A month ago, Cordillera Ranch reported 34 homes sold totaling $39.6 million this year, versus 30 homes sold totaling $31.5 million for the same period in 2018. Also, Cordillera Ranch is experiencing historically low levels of inventory, as less than four percent of homes in the luxurious enclave are on the market. Nearly 800 homes are completed (and more than 1,200 lot sales) , and at final build-out Cordillera Ranch will total approximately 2,500 homes and preserve 80% of the land in its natural state.

This year, the community unveiled several new or updated amenities for its members. In addition to the Lodges at Cordillera Ranch, the Golf Performance Center at Cordillera Ranch opened earlier this year and offers two hitting bays, each boasting a Flightscope Launch Monitor and three-camera system. The Golf Performance Center at Cordillera Ranch also is one of the few facilities in Texas to feature the Swing Catalyst 3D Motion Plate.

The club’s fitness center was recently renovated, complete with a reconfiguration of the facility, new program offerings and updated exercise equipment. The Vista Office and Visitor Center, housing the offices of Cordillera Ranch Realty, DH Investment Company, Pasadera Builders and the Cordillera Ranch POA administration, also recently opened.

Cordillera Ranch’s seven on-site, resort-style amenity clubs – Golf, Tennis and Swim, Spa and Athletic, Social, Rod and Gun, Equestrian and River – are all available under one membership. This trailblazing model continues to attract a wide array of buyers from throughout Texas and the United States. The Cordillera Ranch clubhouse was recently named the Most Beautiful Clubhouse in Texas by Architectural Digest. Community honors continue to roll in as well, as Where to Retire Magazine named Cordillera Ranch one of the “50 Best Master-Planned Communities in the U.S.,” and San Antonio Magazine tabbed it one of the best neighborhoods in the area.

Millennium Companies to Purchase Site of Former Germantown Country Club

High-Profile Team Presents Innovative Design Plans for the Next Generation

(Scottsdale, Ariz.) – The Trustees for the Anderson family have executed a Letter of Intent with Millennium Companies to purchase the 180-acre former site of Germantown Country Club, in Germantown, Tenn.  Memphis-based Dalhoff Thomas (DT) Design Studio was instrumental in the planning, landscape architecture, parks and recreation design within the proposal.

“Our intent is to maintain the spirit and memories of Germantown Country Club, which was known for its gentle slopes and mature trees,” said Bob Hobbs, Jr., CEO of Millennium Companies. “Out of respect for the legacy of the Anderson family as long-time stewards of this land, we have named the proposed development Anderson Park and hope to maintain the character and tradition of the property for the next generation of golfers and Germantown residents.”

Award-winning golf course architect Forrest Richardson was recruited to envision the Germantown Golf Park, a 9-hole short course with holes varying from 100 to over 200 yards. The landscape will take advantage of the beautiful parkland setting of the famous Germantown Country Club. Great care has been taken to integrate the new course concept among existing trees.  Additionally, there are plans for an 18-hole putting course adjacent to the clubhouse.

The project has special meaning for Millennium Companies’ Director of Capital Markets and PGA Tour Ambassador Bryce Molder. An Arkansas native, Georgia Tech graduate, and former PGA Tour player, Molder is familiar with the Germantown community having played in the St. Jude Classic for 10 years. He competed at Germantown Country Club in the Bubba Conlee Junior Invitational and two U.S. Open Sectional Qualifiers.

“I’m excited to help give this special course a new future,” Molder said. “The vision for Germantown Golf Park is to provide all the hallmarks of great golf in a non-intimidating fashion. The idea is to let the golf be fun, but still challenging and enjoyable whether you’re a scratch player or just an occasional golfer,” he added.

According to Bob Dalhoff, Co-Owner and Principal Planner of DT Design Studio, the property will showcase a variety of uses that support one another and create a great place to live and play.

“The concept is centered around the Germantown Golf Park and a Village Center, which includes the renovated clubhouse and complementary uses within a walkable area,” Dalhoff explained. “This Village Center will provide pedestrian-oriented uses such as restaurants, ice cream and candy shops, boutiques, and other related services. This not only supports the golf play, but also the surrounding community by providing an attractive neighborhood-scale destination.”

Surrounding the Golf Park and Village Center will be residential neighborhoods in a variety of product types, planned to be compatible with adjacent neighborhoods. Townhome lofts (condominiums) and detached single-family homes within large, medium, and small lots are to be arranged around the Golf Park to create a quality, walkable neighborhood setting. The community will feature sustainable planning and design practices, including green building and preservation of numerous specimen trees.

The conceptual development plan also provides buffer space between different housing types and insulates the densest area of development from the existing neighborhoods, which is fundamental to best planning practices.

The proposal includes substantial acreage dedicated to a nature park that will be an invaluable amenity not only to Anderson Park residents but the entire City of Germantown.

“It is our intention to improve this area and dedicate it to the City of Germantown. The public park would include a large lake, specimen trees, natural areas, and both paved and primitive trail systems,” Hobbs explained.

A series of community and neighborhood meetings will be held in the coming months to introduce citizens to conceptual plans and to provide opportunities for creative dialogue and an exchange of ideas.

Millennium Companies offers real-estate-repurposing solutions to private owners and municipalities with underperforming and out-of-business golf courses within major metro areas across the U.S. The Scottsdale-based company’s innovative approach to repurposing land into new and exciting forms of golf—along with other uses such as residential, commercial, recreation, and neighborhood retail—revitalizes communities economically as well as physically, and creates hubs for families and professionals to enjoy year-round in many different ways.

Golf Life Navigators Releases New Real Estate Data

(NAPLES, Fla.) – Golf Life Navigators (GLN) – the world’s only virtual marketplace for consumer-to-club connections – has just released its most-recent real estate data points signifying the company’s expertise for both private communities and consumers alike.

While private golf communities struggle to locate new members, their focus is beginning to shift to the real estate side of the equation. GLN reports 68% of potential buyers combine their search of a potential new club with a new home as well. GLN’s data also reveals a 50–50 split in terms of what is more important, club or home. Developers are projecting a 15 – 20% capture rate of new home buyer who will purchase a golf membership in their new golf community. This is down 60% since the late 1980’s.

A booming $16 billion industry across the Sunbelt, private clubs are increasingly becoming more involved in the real estate buying process to avoid the disparities. GLN works directly with clubs to identify potential buyers looking for the full scope of services offered within the communities as 100% of GLN’s home buyers are seeking a golf membership.

Already highly active in 49 markets across eight states, GLN continues to increase its number of private club partnerships. The next few months will see expansion into Tennessee, Louisiana and Alabama. GLN offers over 138,300 data points on private clubs across the Sunbelt and 1.2 million data points from prospective buyers for clubs to utilize.

“Golf Life Navigators has been an untapped resource for real estate, but clubs are now taking full advantage of our information and expertise,” says Jason Becker, GLN CEO. “With a constant influx of data points and our push for rapid growth targeting more than 300 new clubs by the end of the year, we are increasingly becoming the number one source for clubs and consumers in all aspects of consumer and club connections.”

GLN will launch a targeted 2019 ad campaign with Golf Channel’s Golf Advisor in the coming weeks to bring awareness to its proprietary ProGuide3 algorithm and club matching platform. The ads will feature Golf Channel’s new lifestyle correspondent, Kira Kazantsev.

Based in South Florida with an active presence across the U.S., GLN also showcases the unique algorithm of its automated online ProGuide³ questionnaire to create a stress-free targeted marketplace for “best-matched” potential members with golf and country club options in Florida, Arizona, North Carolina, South Carolina, Virginia, California, Texas and Georgia. Desert Mountain Club Memberships Jump Nearly 15 Percent from 2017 to 2018

Prestigious Club’s Members Hail from Across the United States and the World

(Scottsdale, Ariz.) - Desert Mountain Club has earned a reputation as one of the finest private golf and recreational communities in the world. Recently released statistics show that the desirable Desert Mountain lifestyle is in higher demand than ever, as the club added 131 members from 26 states and four nations in 2018, a substantial increase of nearly 15 percent from the prior year.

In 2017, Desert Mountain welcomed 116 new members. In a single year, however, club membership surged to 131, listing primary addresses from cities as far as Canada, Ireland and Scotland.

Desert Mountain has wide domestic appeal, too. Though 52 incoming members are Arizona residents, nine are from Washington, eight from California, seven from Minnesota and six from Illinois and Wisconsin respectively. Members come from eight of the ten-most highly-populated U.S. states as well as states along the east and west coasts.

“The influx of new members is well-timed as there is a lot more to love at Desert Mountain than ever before,” said Desert Mountain Club CEO Damon DiOrio. “We are preparing for the official unveiling of two big evolutions of our club:  the opening of Seven Desert Mountain, a new residential enclave and par-54 golf course, as well as the newly reimagined Renegade course, which will feature cool-season turf, offering our members wall-to-wall green grass year-round and ultimately, more days of golf.”

Those flocking to Desert Mountain aren’t the typical snowbirds. A surge of Californians continues to be drawn to this amenity-rich community. This is consistent with data recently released by Edelman Intelligence, which found that 53 percent of California residents are considering leaving the state because of its high cost of living. Of the eight Californians who made the move to Desert Mountain, most cite taxes and traffic as motivators to relocate.
